2. How do you charge management fees — fixed fee or percentage-based? Our management fee is performance-based. We only charge when your property generates rental income. The fee typically ranges between 15%–25%, depending on the service package selected. Additionally, we ensure transparency in our pricing structure. Our management fee is applied appropriately alongside platform fees from services such as Airbnb and Vrbo. 3. Do you provide photography and video content for listings? Yes, we provide professional photo and video content for your property. We also update marketing content throughout the year as your property evolves. For example, if you add new amenities such as an outdoor sauna or a bunkie, we will refresh the visual content to accurately showcase your property and maintain strong listing performance.
4. Do you screen renters? Yes. We follow strict guest screening procedures and monitoring processes. Our priority is not simply maximizing booking volume, but protecting the long-term condition, safety, and value of your property while maintaining positive guest experiences.
5. Can I still use my cottage? Absolutely, owner usage is always prioritized. We will block off the dates you reserve for personal or family use and make the remaining available dates open for rental bookings. Our goal is to help you enjoy your cottage while maximizing its rental potential when you are not using it.
6. What happens if renters damage the property? Do you provide insurance coverage? Property protection is extremely important to us. We ensure every rental property has appropriate insurance coverage before it is listed. When damage occurs, our team documents the situation thoroughly and assists with submitting claims through rental platforms and insurance providers. If proper insurance coverage is not in place, we will not proceed with renting the property.
7. Do you offer seasonal services, such as snow removal? Yes, we offer customized seasonal and maintenance services, including snow removal. These services depend on property size, location, and specific owner requirements. Since these are customized services, they are typically not included in the standard management commission and may involve additional costs. In many cases, these expenses can be offset through rental income.
